The Challenge
The client needed a distribution center with 40-foot clear heights, 20 dock doors, and 50,000 sq ft of temperature-controlled storage — all within a 9-month window to meet peak season demand. The site had poor soil conditions requiring deep foundation work.
The Solution
We used a design-build delivery model to compress the schedule, with foundation design finalized while the building shell was being engineered. Deep foundation piles were installed early, and tilt-up concrete panels allowed rapid enclosure. A pre-action sprinkler system protected the high-rack storage.
The Result
The distribution center was completed one week ahead of schedule, featuring ESFR sprinkler protection, LED lighting with motion sensors, and a 5,000 sq ft office mezzanine. The client reported a 25% improvement in picking efficiency compared to their previous facility.
