The Challenge
The tenant needed a complete interior transformation within an aggressive 5-month timeline to align with a holiday season opening. The existing space had outdated MEP systems and structural columns that conflicted with the desired open retail layout.
The Solution
We used a design-build approach to fast-track the permitting and construction phases. A coordinated BIM model allowed us to route new mechanical systems around existing columns while maintaining clear sightlines. Night and weekend shifts kept the project on schedule.
The Result
The flagship retail space opened on time for the holiday season, featuring a dramatic two-story atrium, custom millwork displays, and energy-efficient LED lighting. Sales in the first quarter exceeded projections by 30%.
